"I always wanted to own a second home, my secretary has already said. A holiday home at the beach or the mountains is certainly something special. But the dream and live the dream life of the property doubles are very different. When my secretary told his thoughts on the subject, I had just purchased a park model (stationary) trailer coast region of New Hampshire. The seasonal trailer park was new and my purchase, even if a sale has not been used at all. I felt happy. I had fun customizing the decor and entertaining friends.
Then I realized I was doing double duty, because when you own a holiday home that you do cleaning, laundry and shopping in both places. Ladies beware! Unpaid domestic labor of woman is doubled when a holiday comes on the scene. These are two kitchens, two refrigerators and two bathrooms to store and clean. If you have a position full-time outside the home, you now have three full-time jobs! I kept the trailer cleaner and cleaner than my winter residence, He was, after all, my comfort – my getaway from the busy life of work and home. For men, a second home can serve double sessions from behind the lawnmower, the constant painting and fixing broken bridges and railings. Men who like to "tinker" is the best candidate Property rentals. For others, the tasks become more severe.
After a few years, I shocked the cleaning excessive. I found myself making all jobs – both inside and outside – because my husband was MIA (missing in action). He signed many Working on-call and call they did. At this stage, my trailer became a place of work. Property taxes, although generally tax deductible, increasing each year. The rent for many my trailer is increased from $ 1,500.00 per year when purchased at $ 3225.00 per year 13 years later. And although my 12 X 35 foot trailer was in excellent condition when purchased, when I sold it I put a new roof on, replaced at least four windows / screens, replaced the AC system breakdown, repair, caulking and window recaulked a leaky garden and rebuilt damaged panels and trim that surround painted / stained deck twice awarded several motherboards on the bridge was built new measures, has added new truss on the bridge replaced the two panels of glass patio slider (joints damaged caused fogging), kitchen and restained all cabinets bathroom faucets installed new in toilets and kitchen sinks and new shower in the bath furniture, and purchased custom bedspreads bunk. The day I I even sold a custom screen door on orders of $ 140.00.
The list above would be larger and more expensive for a home more larger and more expensive vacation. The other day I got to ride in the streets nearest the beach. They are lined with houses were well kept of all kinds, some just cute expansive and stinking of "boom" of money, other small cottages. My favorite has always been a little pink house on a corner. "If I already own a cottage real" I told my friend as we drove through one summer not too long this would be my ideal. Cute and not too difficult to take care of. " I drove by the same cottage as last week. Its bright pink shingles had disappeared, sometimes almost white. A paint job is absolutely necessary. Summer is here!
My advice is to add up not only immediate changes or repairs you need or want to make your vacation property on offer, but think ahead. Discover how the roof is old and look good at all window frames dry rot. If you have the windows are sure to lose many windows. Having someone you trust evaluate the lives of all decks or sheds. Use these inspections to make repairs and future costs of painting, then add to inflation each year, plus a reserve of 10% for each repair, replacement or improvement. You can then approach the actual cost of what it may take to safeguard your investment
